Justin Donald: It’s great to have you on the show. Welcome back to the Lifestyle Investor. Very few people that I brought on for second round. And of course, it makes total sense that you’d be here. And I’m excited to kind of hear what’s going on with you and what’s going on in your world as you’ve been devouring anything and everything AI.

Mike Koenigs: Well, first of all, thank you so much. And I made something for you. I literally made it a couple moments ago. And I want to just show you something and show you where the state of AI is and just demonstrate some of my favorite tools. So, this is what to pay attention to for 2025, if you want to get attention, you want to build and grow a brand, if you want to stand out. And again, we’re just going to go through how to even negotiate using AI as your best friend. So, let’s begin with a little goodie I made for you.

Justin Donald: I love it. Well, I think everyone needs to get better at enhancing their negotiating skills. So, what better way to do that than to utilize AI as part of it?

Mike Koenigs: Right on. So, the first thing I’m going to do is I’m going to entertain you because I want to grab your attention. And this is exactly how I grabbed the attention of 7,000 kids onstage. So, I made you a song, Justin, called Lifestyle Investor in the style of Eminem. Here it goes. I don’t really like that one as much. Let’s listen to the second one. I don’t really like that one either. I don’t know about you. What do you say we make something different?

Justin Donald: All right, let’s do it.

Mike Koenigs: All right.

Justin Donald: They’re both fun to me. I think they’re all fun.

Mike Koenigs: It’s quite all right. So, I’m going to just show you a little thing that you can do. And this is a tool called Suno. And why am I showing you this is because sometimes, the best way to open up someone’s mind is to capture their attention and make something about them and for them. So, this is also a way to attract high-quality customers. But if I just type in and say, I want you to write a song about Justin Donald and the Lifestyle Investor in the style of, give me one of your favorite musical performers.

Justin Donald: Well, if we’re going just regular rock, I mean, U2 is pretty high on my list. Coldplay is pretty high on my list.

Mike Koenigs: Great. U2 or Coldplay? Let’s pick one or the other one.

Justin Donald: Let’s go U2.

Mike Koenigs: All right. So, there we go, freedom road in the style of U2. And so, there are the lyrics, almost done already, and I can copy those. I can go to this tool called Suno. Suno is a tool that actually makes music and it’ll write lyrics for you. But I like to write them ahead of time, they’re a little bit better. I can’t say in the style of U2 for the style, it’s going to trigger some copyright triggers, but I will say an anthem style 1999 rock with guitar, vocals, heavy drums, and bass, and then we’ll call this Lifestyle Investor V2. Hit create.

And again, you’re looking at this going, yeah, where’s the big value here? I promise we build on top of this. But in about 20 seconds, it’s writing the music, it’s creating a synthetic voice, it’s building the entire band and creating two songs. And by the way, this is the fastest, easiest way to connect with kids or old people because I make music form before we meet.

Justin Donald: That’s pretty fun.

Mike Koenigs: All right. Did you get the idea anyway?

Justin Donald: Yeah.

Mike Koenigs: I’ll send you the tunes. Sometimes, they turn out really great. Sometimes not. But are you ready for another nugget here?

Justin Donald: Well, regardless, it’s really incredible what you can do. I mean, I was playing around with this, I guess, probably, maybe a couple months ago, and I was just blown away. We were doing some ballads. We were doing... I mean, we created all kinds of stuff. I mean, you could do this for fun. Like, we were kind of joking around and creating some humor out of it. I mean, the ability here using AI, it’s incredible what we can do.

Mike Koenigs: Totally. I’m going to lead to the big money stuff as we move along. But like I said, I always like to grab a little attention with something sort of fun. So, next thing I’m going to show you, Justin, is a tool that I use to research people, and also, whenever I want to understand something about them. Now, the full disclosure is they need to have some kind of an online presence, but it doesn’t require a lot. I use this, one of the best AIs for doing human research, in my opinion and research in general that has citations, is Perplexity. It’s tied to the web.

Justin Donald: Well, Perplexity, yep, I know.

Mike Koenigs: So good.

Justin Donald: I’m an early investor in Perplexity, actually.

Mike Koenigs: Oh, it’s so good. Good job on you, man. So, this tool, this is the prompt. So, give me a complete background dossier for Justin Donald. He wants me to sell his business, or whatever the context is, you put it in here. Tell me everything about him, his personal life, interests, likes, past deals that will help me build trust and engagement, negotiate positively and ethically. And then, here’s the interesting, add 10 tips using Chris Voss’ best negotiation strategy.

Justin Donald: Oh, that’s good.

Mike Koenigs: Yeah.

Justin Donald: That’s fun.

Mike Koenigs: Now, let’s go over and see what this thing does because that’s a prompt, by the way. I’ll make sure I give all your viewers, listeners a link to this so they can actually use it themselves. So, we’re going to head over to our wonderful Perplexity. And this, by the way, is the tool I have running on my phone. There’s an action button on your phone. And I actually program it to launch Perplexity with one click. This is my go-to, go-to for everything.

Justin Donald: Yeah, 100%. This became what I use instead of Google. So, if you’re going to Google something, you just Perplexity it. It’s so much better.

Mike Koenigs: It is a Google killer. But I’m going to show you something that’s even better in a moment that’ll blow your skull. Okay? So, here’s the answer. It tells you who you are, personal life, professional careers, investment and business ventures, achievements, interest values, negotiation tips. Use selective word mirroring. Repeat keywords. There we go. Employ tactical empathy, which I think is true. Calibrated questions. Open-ended questions. Late night FM DJ voice. Is that true? Do you like the late night DJ voice?

Justin Donald: I don’t think so. But who knows?

Mike Koenigs: Trigger that’s right moment. Okay? Avoiding yes and aim for how. You are very much a how guy. Very much a how guy.

Justin Donald: Yes, 100%.

Mike Koenigs: Oh, fair. If Justin mentions fairness, address it immediately to prevent... Okay, I don’t know about that. Love is power, no. Well, I just now feel in control that let him say no. I think that’s true. Look for hidden motivators in Justin’s decision to sell, use labeling invalid to validate emotions, okay.

Justin Donald: All right.

Mike Koenigs: My instincts are it’s pretty accurate. But what I do is I’ll ask a couple more add-on questions and something else. It’d be like, I’m about to do a podcast interview with Justin Donald. Period. My name is Mike Koenigs and I have the Capability Amplifier podcast with Dan Sullivan, and we want to communicate effectively to business owners and founders who can potentially become great customers for Justin Donald and his investment mastermind.

Justin Donald: I love how specific you are.

Mike Koenigs: Yes. This is the secret. The key to using AI effectively is knowing how to ask great questions, just like every part of life. You’re a master of great question asking, but it does some great research. It’s looking up some of your top content and look at that. Highlight your journey, blue collar, achievement of retiring at age 37. Okay? Lifestyle Investor, lifestyle, okay.

But then, now it didn’t give me specific questions. Now, I want you to create 10 amazing questions that I can ask him about passive income generation, the top investments to make for 2025, and something controversial like cryptocurrency and Warren Buffett. Anyway, I’m just making stuff up, right? You’re just having a conversation. But just like that, okay, you’ve mastered the art, so three passive income opportunities. This isn’t unlike what we did in our recent podcast.

Justin Donald: Yeah, this is awesome. And by the way, our podcast was a ton of fun. Just a moment ago, we kind of went back to back and we thought it’d be fun to kind of geek out here real quick on all the AI tools and all the capabilities, all the things that we can be doing as entrepreneurs and those working in corporate America, like just to get ahead, just to get an edge, just to make life a little bit easier. So, I love that we’re doing this kind of walk-through and tutorial.

I had Geoff Woods on. He recently wrote a book. He’s part of the AI community that we’re in and he’s a good friend. And so, we had him speak at our Lifestyle Investor retreat just last week. And his book is fantastic. And so, we kind of dug into a whole bunch of things like this. But you’re going down a different path of like all the different things you can do, all the different tools that are available. And so, I want to keep exploring these because this is fun and I know our audience is eager to learn and get better at AI.

Mike Koenigs: Well, here’s what I’m going to do then. I’m going to go down a pathway. So, one of the things that I’ve been doing, what we did is just imagine when we were working on Lifestyle Investor brand, it was all us just hardcore asking questions, going back and forth, dialoging. And now, what my team and I do is we get a whole bunch of AIs capturing everything all at once. And we’re building brands, presentations, books, literally in real time.

And what I’m going to show you right now is a breakthrough tool. There are multiple programs like this, but it’s the one I like the most. And I want to preface this by asking you, Justin, what’s a challenge that you want to solve right now that solving this problem would help you generate more awareness for your brand, more income, attract higher quality customers? Or anything else that’s on your mind because I’m going to show you a stack of different tools that are like having genius level PhDs at your fingertips, but knowing how to command them and get the best out of them?

Justin Donald: It’s a great question. I would say, I guess one thing we could do is just say, “Hey, how do we find the perfect fit for our mastermind?” We’ve been a bit of a waitlist for Lifestyle Investor, but we’re opening it up here in the new year to add some new perspective members to it and we’re not going to do it in a huge format, but maybe it’s finding, how do we find the best fit mastermind members for us to continue to uplevel our community with?

Mike Koenigs: Great. So, I’m going to convert what you just asked into a more specific prompt, and then we’re going to consult with six genius level IQs simultaneously who are all operating in separate offices and get the answer in a couple of moments. And then we’re going to create some marketing material on the fly, but I’m also going to show you how to digest massive volumes of content that would help you attract them faster. That’s a triple human prompt there. But let’s begin by looking at your site. Okay? So, there it is. And we got mastermind. So, this is our target as we want to attract more people to this. Well, look at that, we still have a picture of us in there.

Justin Donald: We do.

Mike Koenigs: Sweeter you. Man, you’re the best. So, this is some of the great information. And so, what I like to do often, and this is one of my shortcuts, is I’m going to select all the copy and content in your entire website. Okay? And then, over here, I always have some sort of transcription tool running simultaneously. So, I am going to show you how I take this. And I literally could just take your information and feed that into six genius level IQs. Okay? So, first of all, I’m going to just paste all the body copy for your website inside here. All right.

Justin Donald: Yeah. And I see you’ve got ChatGPT, Gemini, Claude, MS Copilot, Perplexity, Groq, yeah.

Mike Koenigs: Yes. And this is a tool called ChatHub. There’s another one called Poe that does something similar. But I’m going to go back over to a very vague prompt, really, which is, how do we find? And I’m going to reword it just a little bit. Okay? So, I’m going to go to the bottom here and craft a prompt. My name is Justin Donald and I am known as the Lifestyle Investor. Period. I help business owners, founders, entrepreneurs, and investment-minded professionals achieve passive income with very specific lifestyle and investment strategies. I want to fill my mastermind up with perfect right fit clients who are most likely members of professional business communities, masterminds, and entrepreneurial-minded organizations like EO, YPO, TIGER 21. I want you to examine my website copy and help me identify 10 potential high-value audiences that I can communicate with and attract to introduce them to my mastermind, my books, and my podcast. That’s pretty damn good prompt there.

Justin Donald: Yeah, that’s great. You might want to...

Mike Koenigs: I’m going to copy that.

Justin Donald: And YPO and put a comma in there.

Mike Koenigs: Oh, okay, it doesn’t care.

Justin Donald: Okay. You can figure it out.

Mike Koenigs: So, over here, here’s what happened. So, MS Copilot puked because there was too much content. ChatGPT is running. Gemini already ran. Here’s Claude. Here’s Perplexity. And here’s Groq. So, Perplexity is really good for this kind of research. So, it already found YPO, it already found TIGER 21. B&I, I don’t know about that. Growth mentor, you heard of that?

Justin Donald: No.

Mike Koenigs: Okay. Haven’t heard of that. Meetup groups are interesting. Okay? Entrepreneur mastermind, meet-up group of South Florida, leadership. Okay, I don’t know Forbes Business Council, maybe Inc. 5000, private business associations, okay. High-net-worth investor communities. Yeah, I’m going to just say that wasn’t good enough. I want you to be more specific with specific organizations and research them and reflect on your output before sharing it with me. Now, this is a cute little phrase that’s reflect on your output that effectively is telling the AI to think about what it’s going to show you before.

Justin Donald: It’s awesome seeing all six of these models running at the same time.

Mike Koenigs: Isn’t it freaking great? And Groq, by the way, as of... It still is as far as I know, unless yesterday, it changed, but G-R-O-Q, Groq is the fastest AI because they’re sitting on top of custom hardware. You didn’t happen to invest in them, did you?

Justin Donald: Yes. So, I have. Yeah, basically, there have been a couple of different rounds, but even if you are an original investor in Twitter, they split that off.

Mike Koenigs: Wow. That is awesome. Yes, I did not know that. That is awesome. Okay, so here we go. It told us, like, I can’t believe, the ChatGPT told us stuff we already knew, right? Because I fed it that. Claude is telling us, okay, here we go, Founders Fund. Okay, this one’s really good. So, Founders Fund and its member profile and fit strategic values, specific approaches, and then down here, Groq had some really good, solid organizations as well. So, what I often do is I’ll copy the results from the top three and ask it to synthesize the best results into something useful. Okay?

Justin Donald: Yeah, I’ve noticed that the key is to continue to reiterate over and over and over, right, to just keep pouring into... You’re trying to extract even more gold.

Mike Koenigs: Yep. Now, I’m going to show you something else and I’ll show you how I went about doing this. And I’ll just create a follow up question and I’ll say, now I want you to create a two-minute script for Justin Donald that could be played at the introduction of a TIGER 21 or other business-minded organization like you’ve mentioned that will establish him as an authority in investing and in risk reduction and all of the content that was described in the website and open with a specific quote from one of his most valuable customers.

So, the whole idea is we stack on top of this over and over again. So, what we’ve got here is a quote, an opening grabber. And this is how we start creating some sizzle reels. Perplexity, Frankn, Groq, there. Now, let me show you what I did with this. There’s a tool. It’s called invideo.AI. And earlier, I just did another script and I fed that into this tool.

And what it does is it can take any kind of script and make a completely synthetic video, kind of like Suno. That’s why I start with Suno. So, it’ll be a synthetic voiceover. It’ll grab royalty free music. It’ll create the narration, do all of the generative video creation. Or you can also also tell it, “Hey, I want you to grab royalty free video and music.” And I mean...

Justin Donald: It’s really incredible what you can do these days. It’s just unbelievable. I mean, we’re at a point where if I wanted to, I could literally run my own podcast without running my podcast. I mean, they can put people in there. It can have people talking. It can, I mean, it’s absolutely nuts.

Mike Koenigs: Yeah, it totally is. And that, while we’re waiting for that to render, I’m going to show you one of my other favorite tools that I promised, and you are in a spot, for example, where you digested, synthesized massive volumes of information, you’re really, really good at it and you have a massive library of content, lots and lots of podcasts, you’ve got your book, you’ve got all this stuff. And have you played around with NotebookLM AI, specifically?

Justin Donald: A little bit. Yeah, a little bit. Yeah, it’s cool. And we can dive into that if you want to as well. I mean, that’s also an incredible AI product.

Mike Koenigs: It’s amazing and it’s just gotten better. So, I’m going to log in to one of my accounts. Now, one thing to know about NotebookLM is I tell people up front, they’re always worried about what about my content? What about my content? What about my content? And the answer is, well, if you use the free version with your free Gmail account, you’re training the AI. If you have your own domain with Google, it doesn’t train the AI. But I’m going to start with a notebook of a client, Charlie Epstein. We’ve been creating...

Justin Donald: I love Charlie. I had him on the podcast as well. He’s a blast and hysterical.

Mike Koenigs: He’s unbelievably funny and he’s working on a new program. We’ve been working with him on a military financial literacy program.

Justin Donald: Cool.

Mike Koenigs: And I’m going to click on a link here and just show you. Inside here, we have days of transcripts. We have notes that he’d been taking. Tons and tons of snapshots of content all in one place. Okay? And one of the things that you can do with this is tell it to create a podcast for you. You can also say, “Hey, look, as soon as you load it up...” So, for example, you can load up to 50 different sources of content. So, for example, if I were Justin Donald, what I do is I’d identify all the top sources of content that might have some information in it that I want to study. So, you could basically drop in 50 episodes of your top competitors or some of the thought leaders in your space with YouTube links, can also link your Google Drive, which are slides and documents which can be hundreds of pages long.

We’ve done a medical application with thousands of medical transcripts, so you just pop this stuff in here. And then you go into a studio and I’m going to play what it does, but if you click a button, it’ll create a podcast. This synthesizes all this information together and you can tell it what you want it to talk about. So, listen to this. All right, so I’ll advance just a minute. So, the important part of this is, as a study tool, especially for ADHD people, you can grab 50 sources, 50 websites, have it summarized, and you can listen to it later on while you’re working out, hyper-personal podcast.

Justin Donald: That’s incredible. Like, even if you’re not creating your own content, it’s going to synthesize days, months of content into like 20 minutes.

Mike Koenigs: Yep. It’s astonishing in creating these briefing docs, study guides. I think, my son, for example, is a film student. He had 140 pages of content that he needed to review about film noir. And I showed him this. And this is one of the tools that helped him learn, and he’s super ADHD. So, here we go. Summaries, so this is how I can digest and learn just about anything about anyone in their entire body of work in less than an hour. It’s a massive, massive shortcut.

Justin Donald: Yeah, that’s awesome.

Mike Koenigs: Yep. So, I’m going to show you one other. This is the video it made. I’m not saying it’s good because I haven’t watched this either, Justin, but this is what invideo created with just some nuggets of a script. Now, this is four minutes, so it’s too long. I wasn’t explicit. But let’s just see what we got here. Okay, first of all, the guy’s voiceover is boring right away. Sometimes he hit, sometimes he missed. But fortunately, you can edit with text, but I’ll just play a little bit more.

Justin Donald: Okay.

Mike Koenigs: This isn’t bad. It’s not bad.

Justin Donald: Yeah, I’m very impressed. I’m beyond impressed.

Mike Koenigs: Okay. Well, there’s... I could go on and on with tools, but now I want you to drive this, Justin. How can I create the most value for your audience and the most value for you? And you’re good at asks. So, let’s think of some more things to create or solve.

Justin Donald: Yeah, well, I mean, you’re kind of like the maestro. You’re the mad scientist, always coming up with these great ideas. One of the things, one of our projects that we’re working on right now is growing our email list. It has exploded in the last couple of years, but we’re actually doubling down on a couple of things this year. Number one is having more of a presence on YouTube and actually creating content that’s YouTube based.

And number two is growing our newsletter. And so, we’ve got a really cool AI newsletter that we’ve built out and we’ve got a ton of people. We kind of have two different, we’re split testing a couple of different email lists and newsletters that we do. But those are probably the two big areas that we’re doubling down on.

Mike Koenigs: Okay. Well, I’m going to show you. So, I’m going to show you something really fast. I’m going to go to my own podcast channel and I’ll be the first one to say, like, growing a podcast channel is freaking hard. It just is. And mine right now, I’ll bring up my channel and I’m going to show you one of the best tools. But here’s the current channel and let’s see. Is this the right one? Okay, yeah, 10,500 some subscribers, but it’s grown substantially. And part of that is all about creating thumbnails.

Now, this is a little bit more, but I can show you a quick image hack that your... I mean, you’ve got professionals. So, this is one of those, if you don’t quite have a professional, but I’m going to show you another really effective tool for channel growth that I think is just remarkable. And it’s how to mass create shorts. And we could literally take our podcast that we’re doing right now, feed it into this tool, and it’ll find all of the biggest things that people are searching for, auto edit, auto cut, and auto publish for us.

Justin Donald: Wow.

Mike Koenigs: It’s so good. So, you raise...

Justin Donald: This is like a social media. Like, I mean, this is the holy grail of social media posts.

Mike Koenigs: It is really, really effective. And so I’ll show you two things here. So, one of them is I’m going to pop into it. It’s called Opus and it’s Opus.pro. And what you can do is grab any link to any video and paste it in. So, let’s say, for example, if I did Justin Donald, Mike Koenigs, all right? And I’ll find our original podcast interview. Look at that, three years ago. Can you believe it? So, I could see this. Boom. And I could go over to Opus and paste it in or you can just upload a video. I mean, it doesn’t care.

And what it does is it grabs it and it sucks the video down or you can upload anything. All right? And it’s got this clip anything mode. You click on get clips in one click and it’s going to, again, search through and find all the most frequently searched for everything. And I’m going to show you specifically what it produces. Okay?

So, this is a new podcast that we just did with a couple that I actually want to introduce you to. It’s Mei Mei Hu and Lou Reese. They have a vaccine that prevents Alzheimer’s, Parkinson’s, and HIV. They’ve had two multibillion-dollar exits and two that were just sub-billion. They’re fricking rock stars of epic proportion. So, here’s what happened. It analyzed our video and it auto cut, made a 30-second clip. Let’s see if it’s any good. I haven’t looked at it yet. So, it grabbed a hooky intro, and it tells us that it’s the viral story.

Justin Donald: It scores it, yeah, 99 out of 100.

Mike Koenigs: Yup. And then you can click one button and it will publish on social. Okay? Here we go. Drug prices exploded, six times higher since 2000. All right. Okay, it’s pretty hooky. I talked about that. Why are US drug prices 10 times higher? You get the idea. This thing is smart.

Justin Donald: That’s incredible, yeah. That’s a game changer. It’s interesting to think about, like, how on earth does it figure out what clips to take? It’s unbelievable.

Mike Koenigs: Basically...

Justin Donald: And it grades it.

Mike Koenigs: Yeah. It just simply comes down to a massive intelligence, has downloaded all of human knowledge, and it’s not just one AI. It’s many, many, many of these large language models. It knows what we talk about, what we care about, what we like. It’s analyzed every statistical byproduct of human behavior. And now, if you choose to use it wisely, I think it’s the most remarkable creative companion ever. And you can literally make dreams come true in a matter of minutes.

I couldn’t compose a song or perform it. I still would prefer to go watch a live band. And people are like, “Oh, my God, what’s going to happen?” It’s like, “Hey, look, I want to watch and listen to real musicians,” and I do it all the time. I was just doing it last night. It’s not a replacement. It’s an enhancement. This could be more human and more kind, and it is scary.
